Plant Operations & Maintenance, Environmental Health & Safety and Project Management have been working together at Meadowlane Primary to address water intrusion issues in certain areas of the school that have led to indoor air quality concerns. One source of water intrusion was determined to be above-the-ceiling air conditioning ducts that are sweating through aging insulation and leaking through to the ceiling. The minor repair, investigation and preconstruction phase is complete utilizing Heard Construction, Inc. under their continuing contract for construction management services. Based on the preconstruction phase, the duct system in the crossover canopy between Buildings 3 and 5 and in classroom 508 requires more extensive work that will need to be done during the holiday break. 

Heard Construction, Inc. has submitted a Guaranteed Maximum Price (GMP) for the duct insulation replacement in an amount not to exceed $51,829.33 under their continuing contract for construction management services.

The project will be funded through facility renewal capital. Administration and permitting costs are already budgeted.

Board approval is required for purchase orders over $50,000. The standard agreement template has been used, which does not require legal review.

Approve the total construction budget and the Guaranteed Maximum Price (GMP) submitted by Heard Construction, Inc. under their continuing contract for construction management services in an amount not to exceed $51,829.33 for the duct insulation replacement project at Meadowlane Primary.
